Landlord Marketing with email drip campaigns

What percentage of your landlord website visitors today will contact you asking for information on your services? If you are not sure about a % I will make it simple how many landlords contact you daily looking for advice or inquiring about your services?

If the answer is 0% or more like 1 enquiry every couple of weeks you need to continue reading.

In my previous blog post on property management marketing trends I discussed how by blogging and educating your target market you can increase traffic to your site.

I discussed two types of visitors, landlords who want to educated themselves and landlords who want to employ your service.

The first landlord is the researcher

The majority of these visitors want education they are not YET looking to employ your services. In order to capture there contact information we need to give them something and as they are currently educating themselves the best thing I have learnt to give them so far is more educational resources. Much like you are on my blog now educating yourself on landlord marketing, landlords will hopefully be on your site educating themselves on the rental property industry.

The Second landlord is the employer

The other visitors to your website are most likely either researching companies to use now or in the future to let and or manage their property. You should already have call to actions within the site to capture there contact details. However some landlords may just browse now and come back later when they are ready to employ your services. This is a problem as in an ideal world you do not want to let any landlord leave without getting there details. So once again as above lets give them some free education on the property industry to confirm you are the agent to use and allowing you capture there contact details to market to them.

Email Drip Campaigns

Unsure what an email drip campaign is? Well you most likely have read it here first, drip email campaigns are a fabulous way to build trust with you or your agency. Drip marketing is a communication strategy that sends, or “drips,” a pre-written set of messages to customers or prospects over time.

If you look to the bottom right hand side of this page you will see my own email drip campaign which gathers 6% of all my website visitors.  If you want to see what happens once you sign up put in your email address 😉

Go on I guarantee you will be happy with what you get.

Your Website Stats

Look at your website stats and calculate if you converted 6% of your website visitors how many new landlords would that be weekly?

Lets say you get 100 landlords visiting your website weekly and you got 6% of them. That is 300 new landlords contact details in your landlord marketing funnel annually. If you only got 20% of them into a customer that’s 60 new properties on per year.

 

More Landlords = More Revenue

100 visitors a week -> 6% Sign up to Campaign -> x 52 weeks -> 312 New landlords in your marketing funnel -> Convert 20% as a customer ->62 new units -> Average fee £500 -> £31,000 New annual Revenue.

Benefits of Drip Campaigns

Marketing to landlords is a very targeted market and it’s difficult at times to market directly to them.

There is all the standard ways to conduct landlord marketing through direct marketing, cold calling landlords, email marketing to landlords, leaflet drops, landlord shows, property exhibitions, property auctions etc.

Link building for your letting agency website is crucial in order for your site to get listed high on organic search results. In a previous post we discussed the biggest challenge letting agents face today, which was winning new properties to let and manage. We then went on to discuss how to win more landlords with a post on marketing to landlords in 5 Steps.

With so many letting agency websites to compete with it has become essential for you to put an SEO strategy into place.

One way search engines rank your website higher against others is by how many times your website gets mentioned on the internet. This term is simply called “inbound links”. The more websites that mention your website the higher search engines rank your own website (Page Rank). Page rank is important as the higher a websites page ranks the higher amount of credibility it gives to its link to you (Link Juice). If you are going to start to build links you need to research link building strategies.

A tool you can easily use in your toolbar to see what page rank a website has is available on Google Chrome

A really quick way to find out how many links you currently have going to your site can be found by visiting Alexa. Enter your site url and it will return a link with your number of links. 

A useful exercise is to check up with a number of your competitors and see how they are doing. Through some research you could possibly find some websites that can give you some really strong links.

Process for editing your rental marketing video

Here is 5 steps in uploading your rental marketing video to YouTube. You will need to create an account as outlined in the above link.

Step 1. Upload the video from your computer or device. If you are using a smart phone or tablet you can easily upload the video by just clicking the upload facility.

Step 2. Start to place SEO information relating to your rental marketing video. It is important to use keywords which you hope to rank with in the Title, Description and tags. For example if your property is located on Manchester Ave you may want the title as “Manchester Ave Apartment to rent” this should also appear in the description.

Step 2a. Include the text to appear in your Facebook or Twitter Feed if you have social media connected with your channel.

Step 3. Advanced settings, will allow you enter details such as location and options to include recording date etc.

Step 4. Once you have everything completed press save and now you edit some of the rental makreting video to include on screen texts and links etc.

Step 5. Promote your rental marketing video in order for you to generate traffic and views. The obvious places of promotion are all your social media channels but also on the description of your rental property.

So the first step in rental marketing videos is setting up a channel to host the videos. There are a number of video hosting platforms but we have used the most popular, YouTube. In this demonstration, I am going to go through creating your YouTube channel.

When creating your YouTube channel it is very important to keep SEO in mind, as this is really going to help the channel to get traffic. If you didnt know already, YouTube is owned by Google, so by using SEO with your brand’s keywords and marketing message in your YouTube profile, you are feeding Google’s search appetite.

This means that the tenants that view your property tour and request a viewing actually like the property, location, price, interior and layout. Search Engine Optimization (SEO)– A great way for your letting agency to rank higher in search terms and to return possible results in video on a search. Currently, I am sure you are competing strongly for the term “letting agent in YOUR AREA” on a search engine. Why not type this into YouTube to see what your competition in your area is. For the more advanced on SEO you can use title tags, meta description and keywords to allow your potential customers find you easily.

How to market rental property

What is your strategy  in “How To Market rental property”?

Learning how to market rental property successfully is vital for letting agents and landlords. This skill is even more important than ever before, as the highest amount of tenants ever are looking for private rental property, and the internet is the most common place for them to look.

What strategy do you use to market rental property?

Most letting agents use a strategy to market rental property. I have outlined 3 strategies below that agents use to market to tenants. Each strategy attracts a lead quality.

From my experience, this strategy is often used to market rental property that is not in great condition or below the listed value. Personally, I would feel that by doing this you could be wasting a lot of time in showing the property as people coming to view the property may not be interested in the property at all, but came to view of it because of its location. I think the main strategy behind this is playing “the number game” by getting enough tenants in to view it will eventually interest somebody.  The benefit here is the potential to attract a large volume of tenants, depending on price. The negative here is that time is money and you can end up doing multiple showings to a lot of tenants.

Tenant Qualification – The tenant is happy with the location and price.

This strategy is favoured by most agents who list the property with photos of every or nearly every room. The potential tenants who come to view are qualified* and whilst the volume of tenants may not be as high, they are interested in seeing more than just the interior photos. This is when you market rental property as it saves you a significant amount of time.

Tenant Qualification* –The tenant is happy with the location, price, property and interior.

This is a very targeted strategy.  It brings SEO benefits to your letting agency brand if done correctly. This may take longer for you as a letting agent to advertise, but it really is a great way to list and market rental property. Any potential tenant who has viewed the marketing video and arranged a viewing are as qualified as they come.

Tenant Qualification –The tenant is happy with the location, price, property, interior and layout.

It does not require you to have professional recording equipment and in fact most smart phones now with a 5 mega pixel + camera providing excellent footage. They can be quickly uploaded directly from your smart phone to a YouTube or Vimeo account through their app. In our next blog we will look at creating your youtube channel.

Apart from providing an excellent service to your landlords and winning referrals, your website is currently your next best marketing tool. The problem is, as we discussed, that many letting agents neglect their website and their letting agency website design.

So let’s start by doing a quick health check on your website to see how people are currently finding you. There are a couple of simple enough ways to get under the hood of your site, I would recommend using Google Analytics (click here for a previous blog on Analytics) or Google webmaster tools. You can access these by simply setting up a free Google account (if you haven’t already got one) and simply searching for them. You will need access to the control panel of your website to install a simple code into your website as a security feature. It’s quite simple but if that is something you are not comfortable doing, just ask who ever looks after your site to install the code.

Analyse your website

If you can’t access either of these a simple way to get some information on your website is to got through Alexa. Here you can get a quick overview of where your website ranks. It also gives you the chance to see keyword queries that bring a high percentage of traffic to a particular URL. So when here, check your own site and then perhaps a competitor who is doing well.

Once you get the site up, you can go through and click onto search analytics to see the top search queries which are driving traffic to your competitor’s website. Compare it with your own.  Is your competitor generating more traffic through search terms? Are the search terms they rank highly in ones which you wish to gain traffic through? If so, they are probably working more effectively on SEO than your own site. Most letting agents are looking at finding landlords through their website SEO.

How to use your website as a visitor

Search the term that you think a new landlord would search to find a property manager or letting agent in your area, then see who ranks the highest. Now visit their site on Alexa to find out more about them. Learn from their website and implement changes needed to move your website up the search ranking.

Another interesting statistic to find out is how many back links your competitor has. The more back links a site has, the more attractive the website is for search engines to return that site on the first page of a search result (or SERP). A back link is your website’s URL on another website. Below is how a back link looks:

If you want to know more about link building strategies this is a great place to start. In order for your website to generate traffic, it is very important to look at your letting agency website design.

Back to strategy today and a very important topic about letting agent marketing strategy. Terence Shimp is a widely renowned expert in the area of marketing communications and branding for companies and a lot of these thoughts are adapted from his work.

So firstly; a brand is name, term, sign, symbol or design that identifies and differentiates goods and services of one letting agent from another and also communicates a particular set of values for that agency.

No branding is something that would be more focused on goods and products. However, more and more service providers are gaining a competitive advantage through creating unique brands for their companies. If we take a familiar product for Irish lets thing alcohol. Bulmers for example, you think summer, socialising, beer gardens, fun etc all in their adverts . What happen’s when you head to the pub on a hot summer’s day- you buy a bloody pint of Bulmers! So start getting an image, message, meaning behind your agency and what you stand for!

OK so you choose the brand now how to you develop it and sustain it for your agency. Well you can use brand positioning , which is basically influencing the attitudes of what landlords and tenants think of your brand through you marketing and advertising – that’s another days writing but you know what I mean!

The second area you want to focus on is the integration of your brand messages throughout all areas of marketing for your agency. From your ad’s on the front window of your agency to your social media pages be consistent with the messages and values you are putting behind the brand! Letting agent marketing strategy should be well thought out.

Today we are going to look at 3 free tools on the web available to letting agents throughout the world online to market their services on. The digital age is in full swing, and the way people communicate and digest information is completely different to those of the same age five years ago.

#1 Vimeo or YouTube Video blogs 

Ever started reading something and then realised it’s so long that by the time you have gotten to the end you forgot what the hell it was about? Well in my opinion, long-winded product or service descriptions are becoming more and more outdated and people want to be shown or told visually rather than textually. So take the first step and start recording some videos to release to your landlords and tenants. We prefer to use the vimeo service due to the quality of the video.

#2 Pinterest Picture Sharing

As I mentioned before, the days of everything being described or sold in text are long gone.  Images rule nowadays. Why not get creative with some original imagery to go along with your marketing messages? We do it a lot on our Facebook page and it is a nice break from the usual content people would expect. We are slowly building our Pinterest page with a wide range of photos from the team out on the field, business events, funny viral images and more. Check the page out here.

#3 Facebook and Twitter Pages

I am presuming that many letting agents and estate agents will have already got this far with their marketing, but many do it wrong or see now value in using social media  Facebook   and Twitter for business. Social media is important these days, whether you like it or not.

Have realistic expectations, though. I don’t follow an agency to find out every single listing they have available, likewise I don’t like a Facebook page to constantly hear what’s on offer from the agency. Use it as a customer development tool and start running some competitions or posting some interesting and funny relevant content to get a buzz going about your agency.

Lettings Management Industry- a PEST Analysis

Some of you will have read the article last week on business strategy for letting and estate agents in the Lettings Management Industry, which received a good response, so I am continuing in a similar theme this week. Obviously we discussed what strategies agencies can take to the market, but before you get anywhere close to deciding on your strategy towards achieving a competitive advantage, you have to first do some analysis. Analysing the situation you are in as an agency will involve:

  1.  internal analysis (factors unique to the agency like routines, capabilities, strengths and weaknesses) and
  2. external analysis which is where I am going to start today.

So external analysis involves factors outside of the agency’s control and common tools business analysts use are; PEST analysis (political, economic , social and technology factors), Driving forces, Key success factors, Industry Life Cycle and Industry forces. One of the most prominent and more important tool is the PEST analysis, which many of you will be already familiar with. So here we go:

Political: This is where business activity in the industry is restricted due to either laws or interest groups. The first thing that comes to mind is the new property services regulatory authority. In a previous blog, we learned that several Irish agencies had to re-apply for their licences after failing to have the correct information prepared for the body. There is also new regulation set to be brought in next year on the monitoring of monies in client accounts.

Economic: These factors are mainly to do with the purchasing power and spending patterns in the market. The question a company usually asks themselves here is are people willing to spend on the services provided in the industry. In Ireland this, in my opinion, is a ‘no’ to the vast majority of landlords, tenants, home-sellers and any other customers of letting or estate agents. This is down to one simple factor of people not having as much money to spend anymore. The one area I might say the consumer is willing to spend on is the sale of a home, as it may be urgent or important to get the highest price obviously.

What every agency in the Lettings Management Industry wants, a bunch of happy tenants, landlords & homeowners.

Social : Social factors affecting the industry include the population trends, family size, diversity and education. So thanks to Indexmundi.com, I gathered some stats on some of the key trends I think are effecting the industry currently. Things are good and bad, our population is still rising and currently stands at 4.72 Million, up from 4.67 last year. Net Migration rate is down from 4.5 to 1.6 per thousand. This means there is less and less people coming to Ireland. And lastly the birth rate is 15.8/1000 which again is down from 16.5 in 2010. In my opinion, these stats are not good for the industry.

Technological :  Technology is the final piece to this puzzle we have been trying to solve. Currently I would think technology is actually affecting areas of the property services industry such as management, sales and lettings, marketing and customer relations. As we become more and more fond of our devices and technologies, agencies must adapt to suit their market. This may involve having a digital strategy in marketing their services or a C.R.M system to manage their clients.

This analysis applies to the Lettings Management Industry specifically, but it can be applied to any business.
