What is your strategy  in “How To Market rental property”?

Learning how to market rental property successfully is vital for letting agents and landlords. This skill is even more important than ever before, as the highest amount of tenants ever are looking for private rental property, and the internet is the most common place for them to look.

What strategy do you use to market rental property?

Most letting agents use a strategy to market rental property. I have outlined 3 strategies below that agents use to market to tenants. Each strategy attracts a lead quality.

From my experience, this strategy is often used to market rental property that is not in great condition or below the listed value. Personally, I would feel that by doing this you could be wasting a lot of time in showing the property as people coming to view the property may not be interested in the property at all, but came to view of it because of its location. I think the main strategy behind this is playing “the number game” by getting enough tenants in to view it will eventually interest somebody.  The benefit here is the potential to attract a large volume of tenants, depending on price. The negative here is that time is money and you can end up doing multiple showings to a lot of tenants.

Tenant Qualification – The tenant is happy with the location and price.

This strategy is favoured by most agents who list the property with photos of every or nearly every room. The potential tenants who come to view are qualified* and whilst the volume of tenants may not be as high, they are interested in seeing more than just the interior photos. This is when you market rental property as it saves you a significant amount of time.

Tenant Qualification* –The tenant is happy with the location, price, property and interior.

This is a very targeted strategy.  It brings SEO benefits to your letting agency brand if done correctly. This may take longer for you as a letting agent to advertise, but it really is a great way to list and market rental property. Any potential tenant who has viewed the marketing video and arranged a viewing are as qualified as they come.

Tenant Qualification –The tenant is happy with the location, price, property, interior and layout.

It does not require you to have professional recording equipment and in fact most smart phones now with a 5 mega pixel + camera providing excellent footage. They can be quickly uploaded directly from your smart phone to a YouTube or Vimeo account through their app. In our next blog we will look at creating your youtube channel.

In a previous blog on Marketing to landlords in 5 steps I discussed how important it is to always market a property as professionally as possible. One of the reasons being is that it is a great way to market to landlords looking for an agent who has property in the same area as their own rental unit.

I am not sure if this letting agency  was having a bad day when they decided to market this rental property or if the letting agent is a PR genius. I am sure that if they are reading they will go with the latter after all they got mentioned in national press, social media and even on our blog ha ha!

Lease document sharing

Following on from last week’s Video Blog (Rental property inventories and why agents should provide them) I now wanted to show you how easy and quick creating a Rentview inventory actually is. Here I go through how easy creating a property inventory report is.

Historically, the inventories provided by the majority of agents were written reports, they were time-consuming to compile and really only protected against the theft of an item.

If a dispute arose at the end of a tenancy about the condition of a said item, it normally would result in one of the agent’s clients being unhappy. As both landlords and tenants are clients of the agent, it is essential to protect both parties against disputes.

Best Places to Market Your Rental

If you have a property that’s ready for rental, you need to find tenants for it. You want the property rented quickly; therefore you need the maximum amount of people possible to see it. The obvious place to market your rental on is the internet. But the internet is almost unfathomably large, so where exactly should you start? The first place is undoubtedly the property portals; daft.ie, myhome.ie etc. They are the first sites people think of when looking for a property. Next up, social networking sites. They are very much the ‘flavour of the month’ for marketers. The two key sites are Facebook and Twitter. Set up profiles on both, where you can advertise the property, share links to daft.ie or myhome.ie and generally engage with potential tenants. Twitter isn’t as good for providing a lot of detail on properties, so it’s more effectively used by giving brief updates or sharing links. Like or follow the profiles of other property management and estate agent companies. People who are browsing the pages of other companies will be looking for a whole range of companies and so will click on your page if they see it. 

We could talk about the virtues of social media marketing all day, but in doing so would miss out on less tech savvy potential tenants. These people may be technophobes, just aren’t familiar enough with the internet and the technology needed to access it or simply don’t like the internet. For these reasons, attention should be given to the more traditional outlets. Newspapers, the radio and leaflets are all effective ways of communicating the message to people.A sign outside the property can catch the attention of passers-by, who either could be looking for a property themselves or know somebody who is. These signs should have your company logo, phone number and website to make it easy for potential tenants to get in contact. The same can be applied to notices in bulletins boards in local shops, community centres, libraries and colleges. Finally, if you want to be particularly creative you could wear a large sign around your neck with a picture of the property and some key details about it. It may get more laughs than potential tenant interest, but it certainly would be attention grabbing!

Property Viewing – Top 3 Tips

In social interactions, whether it is a job interview or just meeting new people, we have a desire to give a good first impression. The reasons for this are many, but quite often lead to engaging in some sort of impression management to influence perceptions. The same can be applied to running a successful property viewing. Influencing a situation (in this case, the appearance/functioning of the property) in the right way can be enough to ensure a deal and a new tenant. Follow these guidelines and that important good first impression will be made at your property viewing!

#1 Get the basics right

Fixing and cleaning: the bread and butter of managing the property. Property agents can be a good source of information on problems. Are there any major structural issues? Broken roof slates, draughts from windows and doors? Get them fixed, as not only will they improve the appearance of the property, they could also help with the heating bills. Are all fixtures, fittings and appliances in good condition? This means no leaking taps, showers, no burnt-out light bulbs, fully functioning smoke alarm, strong locks and security measures etc. If the walls are looking a bit dull, re-paint them to make them look new.

#2 Cleaning the property

Next, clean the property inside and out. It may seem obvious, but the emphasis here is on thoroughness. Set aside enough time to do a proper job. A couple of hours running around with a vacuum-cleaner and some bathroom sprays are not enough. Take each room in turn and dust, vacuum, sweep and spray everything. Carpets should be washed, as should windows to prevent/remove mould. All appliances need to be cleaned and be free from unpleasant odours. If the property has a garden; cut the grass, de-weed it and plant some low maintenance flowers if possible. A small bit of detail can turn a property into a home!

#3 Take It to the Next Level

Set the right tone for the showing. Remove all clutter. The lived-in look may emphasise the homely aspect of a property, but it is not appropriate for a showing. For a longer and more relaxed showing have some lit, scented candles or incense in a couple of rooms. Not only will this help everyone involved relax, but it can remove any last minute or unexpected odours. A little soft music can also play with perceptions, but keep it appropriate. Finally, ensure there’s enough lighting. Even if the showing is during the day, increase the lighting levels.
